Are we in a "housing recession"? What even is a housing recession? Who is 1337 Realty? These are all great questions.
According to Lawrence Yun, chief economist of the National Association of Realtors, "We're witnessing a housing recession in terms of declining home sales and home building", but it's "not a recession in home prices." While both sellers and home builders are starting to pile on concessions, we're still in a strong seller's market, but for how much longer?
Inventory in the resale market is up to 1.2 months of supply, which we have not seen since July 2020. Home prices took their first "significant" dip since May of 2020 (if you consider 2.5% to be significant). And the percent of list price that sellers are receiving has drastically reduced to 1.5% over (yes, over) list. These are all great signs for folks who have been waiting for the right time to hop in.
With these new market adaptations, I believe we're in a reversion to more normal conditions. Recession or not, these recent fluctuations have been a boon for buyers. And while home prices typically cool off after the summer, that part of the market hasn't quite fully capitulated, so waiting for the right time to buy is still a gamble.
