The Wake County real estate market is telling different stories depending on the town—and there’s an important lesson for sellers.

Those details can immediately communicate the age and condition of a home. In a market where buyers have choices, outdated finishes can become a reason to keep looking—even when the seller is offering a credit.
Then there’s pricing.
If you’re basing your price solely on what homes closed for several months ago while ignoring what comparable homes are going under contract for today, you can quickly find yourself chasing the market instead of leading it.
But there’s good news.
Closed sales are up year-over-year. Average sold prices are up year-over-year. And buyers are still actively looking.
The opportunity is there—but strategy matters.
