Your parking lot is aging faster in August than any other month.
Most property managers think of sweeping as a cosmetic service. It isn't.
Here's what heat does to a lot that isn't kept clean:
1. Grit becomes sandpaper. Sand and small stones get ground into the surface by every vehicle that passes. In heat, asphalt softens - so the
abrasion goes deeper.
2. Oil sits longer. Softened asphalt absorbs petroleum instead of shedding it. Every dropped spot becomes a permanent soft patch.
3. Debris traps moisture. Wet organic matter sitting in a corner keeps that section damp for days, and that's where cracks start.
None of it looks urgent. All of it is cumulative.
Resurfacing a commercial lot is one of the largest line items a property will ever face. Routine sweeping doesn't prevent it forever - but it moves the date out by years.
That's not maintenance spend. That's deferred capital expense.
