Managing Broker at Hodge & Kittrell Sotheby’s International Realty in Cary, NC, advising my clients through high-consequence real estate decisions with clarity, discretion, and strategic focus across the Greater Triangle. Serving Cary, Raleigh, Apex, and the Greater Triangle Region
I’m Van Starling, Managing Broker at Hodge & Kittrell Sotheby’s International Realty in Cary, North Carolina. I help

clients buy and sell homes with a focus on thoughtful guidance, strong advocacy, and a service experience that feels calm, informed, and tailored to your needs — whether you’re local or relocating to the Triangle from out of state. A Background Rooted in Design, Craft, and Community
A Raleigh native, I began my career in film and design before transitioning into real estate more than two decades ago. I’ve represented clients in luxury waterfront markets in Palm Beach and Vero Beach, Florida, in historic Wilmington, North Carolina, and now across the Triangle. Luxury is an Experience
For me, luxury is not defined by price. It is defined by communication, discretion, preparation, and care — the way you feel throughout the process. I work to make decisions clear, negotiations strategic, and outcomes aligned with what matters most to you. Supporting Clients Near and Far
Whether you are selling a home in Cary or exploring a move to the Triangle, I provide insight into neighborhoods, schools, local culture, and lifestyle considerations that help you make the right long-term choice. I enjoy working with both longtime residents and those just beginning to learn the area. A Commitment to Community
My family and I have deep roots in Cary. I am an active member of The Cary Rotary Club and support philanthropic organizations, including The Pretty In Pink Foundation, which provides financial assistance to breast cancer patients across North Carolina. Contributing to our community is a meaningful part of who I am, both personally and professionally. If you are thinking about selling your home or relocating to the Triangle, I welcome a conversation. Let's Connect

A little-known gem for those eyeing Lochmere as their next home.

Tucked quietly within the community, Ann Brunswick Lake Park offers far more than most realize. From a full disc golf course and even more shaded walking trails to a fantastic playground for ages 5–12 and a neighborhood basketball area, it’s one of Lochmere’s best hidden lifestyle amenities.

Whether you’re taking an afternoon walk, looking for a peaceful place to unwind, or spending quality time outdoors with family, this park delivers the kind of everyday experience that makes Lochmere so special.

Sometimes the best parts of a neighborhood aren’t the homes… they’re the moments waiting just outside your front door.

A perfect spring day, just an hour outside Cary 🌿

We spent the afternoon at the North Carolina Zoo in Asheboro, North Carolina—and it was so much fun! Beautiful Spring weather, moderate crowd, wide trails, and some incredible exhibits. From lions and giraffes to elephants and chimpanzees, it’s one of those places you can slow down and actually enjoy the experience yet not feel like you went too far from your everyday life in the Triangle to do so.

Wrapped it up at the KidZone, which was the perfect finish to the day—great variety for all ages and even a few swinging bridges to cap it off.

And with the Asia Continent exhibit opening soon, there’s even more reason to go back.

If you’re in the Triangle and haven’t been, this is an easy yes. Simple drive, great way to spend a morning or afternoon, and the kind of day that sticks with you for a lifetime.

Restaurant Royalty is how this panel was phrased and you may even call it iconic. This group not only represents two of the most legendary restaurants in the Triangle but also represents family legacy. Both have overcome various economic ups and downs through the decades but have always put their people first and have consistently offered the same high level of service over the span of 40 to over 65 years. That resonates with everything we do as it should for any company that serves clients to any degree. Bravo to Van, Ali, Chris, Charles, Will and Bryant. They embody “Unreasonable Hospitality.”

If ever in Raleigh or the Triangle area, The Angus Barn and Winston’s Grille need to be on your list!

This wasn’t just a networking trip, It was a reminder of why relationships matter.

Flying into Tulum amid media coverage about unrest gave many pause. Understandably so. But after confirming the situation locally — and understanding the concerns were nowhere near the Yucatán Peninsula — we trusted the facts and showed up. I’m grateful we did.

On the very first shuttle ride, we met agents from Pittsburgh, Virginia, and Georgia — and instantly felt like we’d known each other for years.

What unfolded over the next several days — thanks to the intentional leadership of Ariel Hortman and her team at Taboo Hive — was extraordinary.

Cenotes.

Catamarans.

Sunset dinners.

Beach clubs.

And conversations about life, loss, business, growth.

More than 40 Sotheby’s International Realty professionals from across the country — all aligned in how we serve, protect, and elevate our clients.

Yes, I strengthened a national referral network, but more importantly, I formed real friendships.

And that changes everything.
