We have been working with first-time buyers across the Triangle for 20+ years. Four loan structures cover most of them: FHA at 3.5% down, Conventional at 3% through HomeReady, VA at 0% for veterans, USDA at 0% for eligible Wake County addresses. Wake County in spring 2026 is in transition. Inventory is up about 15% year over year, homes are selling in 30 to 35 days, and nearly half of all resale closings now include seller concessions. For a move-up buyer in the Triangle area, that changes the entire playbook.

We sit down with every move-up client and come up with a plan before any home gets toured β€” an honest equity number on the current home, financing paths quoted side by side (bridge, HELOC, recast), and a school-calendar overlay so the timing works for the whole family. The goal is to avoid double mortgages if possible, storage units, and short-term rentals and to use the softer purchase side of the market to capture concessions and rate buydowns.
