Most buyers assume title insurance protects them from problems that might happen after they buy. It actually protects them from problems that already happened before they buy.

Most insurance covers what might go wrong tomorrow. Title insurance covers what already went wrong before you owned the property. Unpaid taxes, old liens, errors in public records, even a fraudulent deed recorded years ago. One purchase at closing covers all of it, with no recurring premiums.

A clean title at closing is not luck. It is the result of research, review, and resolution done before you ever sign.
