The Casa Grande market is showing signs of spring activity — but let's be real about what the numbers actually say.

Homes sold in March jumped to 103, which is encouraging. But with 462 active listings and an average of 114 days on market, there are still a lot of homes sitting. Sellers who are priced right and in good condition are moving. The others? Not so much.

For buyers, this is actually a window of opportunity. With more inventory to choose from and motivated sellers, there's real room to negotiate — on price, on concessions, and on repairs. If you've been waiting for leverage, you may have more than you think right now.

For sellers, condition and pricing strategy are everything in this market. Overpriced and overlooked, or priced right and sold — the gap between those two outcomes is significant.

Nationally, buyers are starting to move again — and locally, Casa Grande keeps stacking the kind of jobs + infrastructure + amenities that support long-term housing demand.

What I’m watching nationally:
• More buyers are going under contract again (pending sales jumped).
• Rates have eased a bit, and even small drops tend to bring serious buyers back quickly.
• Affordability pressure still exists in some situations, so pricing and terms matter more than ever.

What’s happening locally (real companies, real moves):
🏭 KPPC Advanced Chemicals (Kanto Group) is building a $120M ultrapure chemical manufacturing campus in Casa Grande (Phase 1 ~80 jobs, production targeted late 2027).
🚆 Union Pacific completed upgrades that double capacity at the Casa Grande rail yard — a solid boost for the logistics and industrial backbone here.
⛏️ Arizona Sonoran Copper + Nuton (Rio Tinto venture) are discussing changes to the partnership structure for the Cactus Project — not an overnight housing change, but a long-range jobs/supplier story worth tracking.

And yes—Prop 496 passed: 🏊‍♂️

- Only 21% of buyers this year were first-timers — that’s an all-time low.

- The median first-time buyer is now 40 years old — an all-time high.

- And the average down payment hit 10%, the highest since the late ’80s.
