RADON GAS. Should you test when buying a home? What is the solution if your dream home has high levels of radon? How much does it cost?
First, think of radon as a typical part of the home buying process like a pest inspection. According to the US EPA, nearly 1 in 3 homes checked in seven states and on three Indian lands had screening levels over 4 pCi/L, the EPA’s recommended action level for radon exposure. Radon is the leading cause of lung cancer for non-smokers and the second leading cause of lung cancer for the general population. 10% of all lung cancers worldwide are related to radon exposure.
Radon gas is heavier than air which makes it to settle in lower parts of house (basement) as well as less ventilated areas. Radon may enter directly into your home from the soil through the cracks in foundation, walls, gaps around pipes, etc. The good news is that there are several simple solutions which are NOT crazy expensive for most installations. Encapsulating your crawlspace does not make it immune to problems. This crawlspace was encapsulated but the moisture issues were not remediated. The moisture was trapped and created a breeding ground for fungal growth which can destroy wood structures, cause damage to HVAC systems and create a health hazard in the home. Yearly maintenance inspections can stop small moisture issues from becoming large scale, expensive repairs. Crawlspaces are the heart of the home. Make sure yours stays healthy. Have you had a yearly maintenance inspection performed on your home? 👀 No? Thinking about selling your home in the near future? You need a Pre-Listing Inspection. This is an inspection of your home that will show you many issues due to deferred maintenance you may be unaware of. HVAC system, water heater, crawlspace, attic and roofing....these are a few of the items you most likely have not taken a close look at since you moved in to your home. Having a pre-listing inspection before you put your house on the market will give you a picture of the overall condition of your home. The inspection will make you aware of any issues that might come up at the time of sale so you can repair them or find out the value of the repairs to prepare for negotiations with buyers. New Construction Home Inspection?
Yes you should get a home inspection on a newly constructed home. A new home can have moisture intrusion in the crawlspace that can't be seen in a normal walk through. Doors may be misaligned and rub the door frame which will eventually cause wear, newly painted windows may be "frozen" shut, improperly installed gutters can overflow, soil erosion due to improper drainage...etc. Also, if the builder offers a 1 year warranty on the home, we offer a warranty inspection where will come out 1 or 2 months before the warranty expires and re-inspect the home. Then you can have any defects covered by the warranty repaired by the builder.

When inspecting showers, bathtubs and sink backsplashes, I often find missing or cracked grout. As your tiled shower ages, it is important to keep your caulking and grout in good repair. Water and mold damage is caused by deteriorating or missing caulking and grout which causes water to seep underneath the surface damaging your shower walls over time. Water can also cause decay in any wood building materials behind and under the shower. Between 1965 and 1990 drywall was used behind tile and when it gets wet it expands and swells causing the grout to crack. In recent years they have started using cement board that do not swell when moist and can be treated with a waterproofing. This makes your shower less likely to have major water issues, but it is still prone to mold.
