The Casper market feels slow right now. Is that good news or bad news for buyers? Most people get this completely wrong. π
Here's what the data actually shows:
π Homes sitting 30 days on market vs. 22 days last year
π Total sales volume is down year over year
π‘ Sellers are getting fewer offers than they were 12 months ago
Now here's where people split into two camps:
π° Camp 1 β WARNING SIGN
"The market is cooling. Prices are about to drop. I'll wait it out and buy when it bottoms."
π‘ Camp 2 β OPPORTUNITY
"Sellers are more motivated. There's less competition. I have more negotiating power RIGHT NOW than I've had in years."
I have a very strong opinion on which camp is right. But I want to hear yours first.
Because here's the thing β the same data point looks completely different depending on whether you're a buyer or a seller, whether you're optimistic or pessimistic, and whether you understand what's actually driving the slowdown.
Spoiler: it's not what most people think.
