# First-Time Home Buyer's Guide: How to Prepare for a Home Purchase, or it doesn't need to be your first time. We still guide you through the process and make purchasing a home happen!!

Buying your first home can feel overwhelming, but preparing in advance makes the process much smoother.

# # 1. Check Your Credit Score
I have a freecreditscore.com user. Costs nothing unless you add things like being able to lock your credit. I pay .99 cents to lock mine!!

Before applying for a mortgage:

* Review your credit reports for errors.
* Pay down credit card balances.
* Avoid opening new credit accounts.
* Make all payments on time.

**General guideline:**
Please remember Excellent isn't easy to accomplish.
Each loan requires a different score. Your loan officer will help you with that.

* 740+ = Excellent rates
* 680–739 = Good rates
* 620–679 = May still qualify for many loans
* Below 620 = More limited options

# # 2. Determine Your Budget

Don't just focus on the mortgage payment. Consider:

* Property taxes
* Homeowners insurance
* HOA fees (if applicable)
* Utilities
* Maintenance and repairs

A lender can tell you what you qualify for, but you should decide what you're comfortable spending.

You'll typically need funds for:
