The seller's disclosure said no. The inspector disagreed.
No water issues. I
No foundation problems. No major repairs. Every
box checked clean.
Then our inspector went into the crawl space.
Active water intrusion. Mold starting on the joists. A sump pump that hadn't worked in years. And a "repair" someone made with trash bags and duct tape. I have the photos.
None of it was disclosed.
We got quotes. $9K to fix. Renegotiated. Seller credited $8,500 at closing.
My buyer still got the house. She just didn't get the surprise.

Same. l've always tried, but somewhere between January motivation and mid-year reality, mine usually drift off into the abyss.
So for 2026, I'm doing things differently.
Not vague goals.
Not "maybe someday" intentions.
Real commitments I can actually live out.
Starting with this one:
Be present with the people who actually matter.
Less scrolling, more living.
Because the moments that stay with you aren't the ones you capture-they're the ones you fully experience.
