Home sales jumped in December as mortgage rates eased, offering a bright spot in an otherwise tough year for housing.

Existing-home sales rose 5.1% from November to an annual pace of 4.35 million, the biggest monthly gain since early 2024 and the strongest level in nearly three years, according to the National Association of Realtors®.

Still, total sales for 2025 fell to their lowest level since 1995, highlighting how weak the overall year remained.

Mortgage rates near 6% are drawing buyers back, with January offering an extra perk. Buyers of a 1,500-square-foot home could save about $23,000 compared with a May purchase, according to LendingTree.

Real estate agent Matt van Winkle of Compass says December and January often deliver the best prices, as motivated sellers and lighter competition give buyers an edge.

Bad news for the economy is good news for mortgage rates.

Mortgage rates have dropped steeply in recent days, hitting the lowest levels in nearly a year after a weak jobs report boosted the odds of more or larger Federal Reserve interest rate cuts in the months ahead.

Denver natives Renée and Scott Schneider were living in the urban northeast section of the Colorado capital when they started craving a big yard and a shorter commute to their daughter’s private school.

As they scoured Zillow, they stumbled across a small town with 1-acre lots about 10 miles south of downtown. They had never heard of the community called Bow Mar, but fell for its ranch houses with backyards and the parade of golf carts dropping kids at the lake for summer swim club.

The inconspicuous town of Bow Mar is one of the most expensive neighborhoods in Denver’s surrounding suburbs, said local real-estate agent Kristi Lucas of Corcoran Perry. The lake town doesn’t have megamansions, but it has something many homeowners crave as the city’s sprawl creeps outward: outdoor space. Typical lots for Bow Mar’s one-story, midcentury houses are about seven times the size of recent new builds in Denver, and the roughly 100-acre private Bowles Lake boasts a town-only recreation club with sailing, swimming lessons and a Fourth of July egg race.
