Many people don’t realize just how involved a real estate agent is throughout the home-buying process. One of the most important steps before closing is the final walkthrough. This is our opportunity to verify that agreed-upon inspection repairs have been completed and that the home is truly ready for its new owners.

Yesterday, I completed two walkthroughs—one for a brand-new home and another for a home that has been lived in and loved for many years. I love using my trusty blue tape! It’s important to identify builder touch-ups in new construction and ensure repairs and property conditions meet expectations in an older home.

Walkthroughs are essential whether a home was built last month or has stood for decades. My goal is always the same: to advocate for my clients and help ensure their new home is safe and move-in ready on closing day.

It’s all part of providing the best possible experience and making sure my clients receive the quality home they deserve. 🏡

Mortgage rates are always changing—and trying to “time the market” perfectly can cost you more in the long run. 📉📈 Waiting for rates to drop could mean higher home prices or more competition later.

Smart buyers focus on strategy 💡
✔️ Buy down your rate
✔️ Improve your credit score
✔️ Increase your down payment
✔️ Compare lenders
✔️ Choose the right loan type & term

The bigger picture? Homeownership is a long-term game. 🏡 Building equity over time can create financial stability and opportunity that renting simply can’t match. Focus on a comfortable monthly payment now—and refinance later when rates improve.

If you’re thinking about buying, let’s talk through strategies to help you reach your goals while staying in a strong financial position.

🏡 What does $600,000 get you in Colorado?

The answer might surprise you… because it really depends on where you’re looking. 👀

In some neighborhoods, $600K may get you a smaller, updated home close to amenities and top-rated schools. In others, it could mean more square footage, a larger lot, or even mountain views. 🌄

✨ Location = Buying Power: Prices can vary dramatically from one area to the next—even within the same city. That’s why being open to alternative neighborhoods or nearby communities can unlock opportunities you may not have considered.

💡 Expanding your search just a little could mean:
• More space
• Newer finishes
• Better value for your investment

If you’re feeling priced out of your “dream area,” don’t give up—your dream home might just be a few miles away.

📍 Curious what $600K can buy right now in your preferred area (or nearby options)? Let’s explore your possibilities! Call me at 303-810-2145!

Jumping on the 90’s throwback bandwagon…

Back when this picture was taken, I had just started my career in real estate—and apparently I was already good at “resting my eyes” decades before becoming a dad 😂

A lot has changed over the past 30 years. I’ve watched markets rise and fall, neighborhoods grow and evolve, and technology completely transform the way we buy and sell homes.

Back then it was landlines, paper files, and handwritten notes—no smartphones, no instant listings, no texting clients from the road.

But not everything has changed.

I’m still driving a white crew cab truck. I’m still working in Castle Rock, Colorado. And I still genuinely love helping people navigate one of the biggest decisions of their lives.

Three decades later, the tools may look different—but the heart of what I do hasn’t changed one bit.

Grateful to continue serving in a place I not only love, but proudly call home. 🏡

🌲NEW LAND LISTING ALERT 🚨

Discover the perfect canvas for your Colorado dream on Lot 3 at Trishul, a new three lot subdivision in Elizabeth, Colorado.

This exceptional 10-acre parcel offers the rare combination of total privacy, productive land, and an elite neighborhood context. Situated at the end of a secluded cul-de-sac, this property ensures a peaceful lifestyle free from through-traffic, while placing you directly adjacent to sprawling 35-acre estates and open ranch land.

Versatile Agricultural Residential zoning supports your vision, whether it’s a modern farmhouse, a hobby ranch, or a sophisticated equestrian estate. The included water rights allow for a well permitted to irrigate a garden and lawn, plus the ability to water large animals, a high-value asset in Colorado’s semi-arid climate.

Gentle, rolling grasslands characterize the acreage, providing multiple ideal building sites that capture sweeping territorial views and that iconic Big Sky feel.

Whether you are looking to graze horses, cultivate a private garden, or simply enjoy the silence of the plains under a blanket of stars, 35501 Cheyenne Trail offers the space and the rights to make it happen.

Bring your builder and your livestock—this is the ground where your legacy begins.

One of the biggest mistakes buyers make is focusing on price instead of payment.

The goal isn’t just to buy a home—it’s to buy one you feel good about every single month.

If you want a personalized breakdown based on your numbers, I’m happy to help 👇

Most first-time buyers make the same 3 mistakes—and they can cost you thousands.

❌ Mistake 1: Looking at homes before talking to a lender - You need to know your numbers first, otherwise you could fall in love with a home that’s out of reach.

❌ Mistake 2: Skipping hidden costs - It’s not just your down payment; think closing costs, inspections, and monthly expenses.

❌ Mistake 3: Waiting for the ‘perfect’ time - The perfect time doesn’t exist—what matters is being prepared and having a smart strategy.

Buying your first home doesn’t have to be overwhelming—but the wrong moves can make it way harder than it needs to be.

If you’re thinking about buying this year, let’s make sure you’re set up the right way from the start. Call Matt at 303-810-2145, and I’ll walk you through it step-by-step.

🗓️ TIMING MATTERS!

If you’re thinking about selling your home in Colorado, timing can make a big difference in both price and speed. Traditionally, the sweet spot to list is in early spring through early summer—when buyer demand is high, inventory is still manageable, and homes show beautifully with longer days and blooming landscapes.

Beyond timing, a strong selling plan is what truly sets your home apart. Professional photos, thoughtful staging, and pricing your home competitively from day one are key to attracting serious buyers quickly. As a Colorado native, I have helped sellers buy and sell homes for thirty years, and enjoy working with my clients to create an effective selling strategy to help them create interest and urgency which can lead them to a successful home sale.
