Let’s talk about something no one wants to hear… but everyone needs to.

“No, I can’t sell your home without you bringing money to closing.”

I’ve had this conversation with 20+ people this year alone. People who need to sell… but don’t have enough equity to walk away clean.

And guess what? I’ve still helped plenty of them sell. Some brought $1K. Some brought $20K. Others ended up having to short sale their home. None of them loved it — but they were grateful to know the truth up front.

Here’s the reality no one on TikTok tells you:

👉 Your home is not worth what you paid for it.
Or what you put into it. Or what your neighbor got in 2022.
It’s worth what a buyer will pay today.

👉 Pricing it high “just to see” is the fastest way to kill a listing. Buyers aren’t dumb. Overpriced homes get skipped. Period.

👉 If your home isn’t selling, it’s the price. In this market, well-priced homes move. Sometimes that means pricing slightly under market to create activity. (You can also never underprice a home.)

👉 30–60+ days on market is normal right now. Even for good homes. Even when priced right.

👉 Sometimes renting is the smarter move. Not forever — just long enough to build equity and avoid bringing cash to closing. I’ll walk you through that option if it makes sense.

👉 i won’t take overpriced listings. Why? Because we invest real money and real time into marketing. I am not here to “try it out” and hope for the best.

👉 Bad news doesn’t get better with time. The longer a home sits, the worse it looks. Honesty upfront saves you months of stress and thousands of dollars.

Most people either:
• Listen
• Or hire someone who tells them what they want to hear

And yes… those people usually call later asking me to fix it.

✨ Bottom line:
Yes — I can sell your home.
But only when it’s priced right and positioned correctly.
