Before the photos, the marketing, the open houses and showings… there’s this.

One of the most important parts of selling a home happens before it ever hits the market.

Before a listing goes live, I walk through the home thinking like a buyer:

• How does the space feel when you walk in?
• Where does the natural light land throughout the day?
• Where do I drop my shoes, car keys, and mail?
• Is there room for another dog bed in this space?
• Are there small adjustments that could make a big impact?

Sometimes it's staging tweaks.
Sometimes it's lighting, layout, or flow.

These small details can completely change how buyers experience a home.

I have several listings coming to market soon, and this is exactly the stage I'm in right now—thinking through them and making sure each one shows at its absolute best.

Recently, I’ve come across several real stories on social media — just regular families — who unknowingly had carbon monoxide in their homes and didn’t realize it until they started feeling sick. It is really scary to think about because it really can’t happen to anyone, it also made me start shopping and replace all of the carbon monoxide detectors in my own home. 

So I spent some time researching, learning, and putting together a short, easy-to-read blog post about carbon monoxide in the home — what to watch for, how detectors actually work, and simple things we can all do to stay safe.

This isn’t meant to scare anyone or be dramatic — just to raise awareness about something that does happen and is often very preventable.

If you live inside of a house/townhome/condo (which we probably all do) I hope you’ll take a minute to read — and feel free to share it with others. Sometimes the most helpful information is the kind we don’t realize we need.

The last few weeks have been full of showings, conversations, and really getting to know two wonderful families.

Today, both are officially under contract!! And just before the market stars to heat up and competition increases.

One couple has been searching in Castle Rock for nearly a year. Life paused their home search for a bit, but they came back ready — and we found a home that truly fits this next chapter for them.

The other was a referral from a past client and friend (the best kind). They needed a home that supported mobility and comfort — and we found one that checked every box: already thoughtfully set up, peaceful views, and close to their daughter, son-in-law, and their first grandbaby arriving next month.

Truly one of the things I love most about this job is helping people find the place that really works for their lives — not “good enough,” not settling (you know I won't let you settle) — the right one. And sometimes, you just know when a home is exactly where someone is meant to land. 🏡

Last year was my best year yet in real estate—and it reminded me just how much I love hosting open houses (as long as I don't have to put up signs in the snow).

In 2025, I hosted 86 open houses, and every one was a reminder of why I got into this business to begin with: I love seeing different homes and I really love meeting new people.

With the kids back in school and the holidays officially behind us, I’m kicking off 2026 hosting two open houses this weekend:
