📍 Castle Rock Market Update

One question I hear often is:

“What’s the difference between a median home price and an average home price?”

Here’s the simple answer:

🏡 Median Price is the middle price of all homes sold. Half sold for more, and half sold for less. Many real estate professionals consider this one of the best indicators of what a typical home is selling for in a market.

🏡 Average Price is calculated by adding all home sale prices together and dividing by the number of homes sold. A few luxury home sales can push the average higher, even if most homes are selling for less.

Think of it this way: if nine homes sold for $500,000 and one home sold for $5 million, the average would jump significantly, but the median would still give you a better picture of what most buyers and sellers are experiencing.

In Castle Rock today, we’re seeing more inventory than we had earlier in the year, giving buyers more choices. At the same time, well-priced homes are still attracting attention and selling.

That’s why it’s so important to look beyond the headlines and understand what the numbers actually mean for your neighborhood.

The Meadows, Crystal Valley, Founders Village, Plum Creek, Terrain, and Castle Pines can all tell very different stories.

When we’re not out helping our clients navigate the Colorado market, you’ll probably find us riding our motorcycles through this beautiful state we’re lucky enough to call home. ☀️🏍️
