Good morning! I haven't re-introduced myself in a while so here is a little about me:

I have been an active member of my community for over two decades now. With a passion for service in the East Bay Area, I am ready to help with your home buying and selling needs. l also enjoy traveling with my family and working with my husband on home projects and investment properties. Have you ever wondered what the difference between an inspection vs. appraisal is?

➡️Inspection is a limited, non - invasive examination of a home, often in connection to the sale of that home. It identifies any repairs that need to be made, giving the buyer the opportunity to walk away, buy the house as is or negotiate for the seller to make repairs. (FYI- Your Realtor has to put this on the contract as contingent and have the inspection done during the time period written- in order to walk away with your earnest money back if you choose to walk away)

➡️ An Appraisal is an estimate of the homes fair market value. It ensures you get the proper loan amount and the house is worth enough to secure the loan. (Also added by your Realtor to the contract as a contingency)

(Licensed appraisers perform them and mortgage lenders often require an appraisal before mortgage approval.)
