Excuse the work post please. So excited for my friend and co-worker to get the honors to be on a special panel of top performers next Friday. I met Jenna Mayeres-Bonar over 3 years ago before she ever considered being a real estate agent. We were introduced by a mutual friend Allan Muhlach because she wanted to learn investing. Three short years later she does over 60 deals a year as a full time real estate agent and owns multiple apartment buildings in Ohio. It has been my greatest joy to help, in a very small way, such an amazing person find their passion to help so many.

An old friend of mine Brian Smith-Benzmoore works the Iconversation department for my brokerage eXp. I was able to do the introduction and magic happened. Jenna will be on this panel Friday that goes out to thousands of individuals and lives in YouTube forever. So this happened recently. Hit 60 for the first time. My agent group at eXp has never stopped growing. It has only increased during COVID and during different economic cycles. Another deal closed yesterday. Nothing makes me happier than helping a first time home buyer into a home. This deal was extra special because I partnered with my first mentee (team member) that I mentored to completion of a deal. I’m so proud of you Kevin Bolsajian!

Let’s get into the numbers. We negotiated this deal for the client for more than 7 days. Finally all parties agreed on a purchase price of 295k. Property was listed at 320k. The buyer could not have been happier when the appraisal came in at 314k and had instant equity of 19k. 🙌🥂

The detached two car garage will be a perfect ADU down the road. It will likely be a project this client works on little by little between renters until it is ready for it’s own renter. This is a really great first step toward this client building a larger rental portfolio.

What California does often other blue states do, like NY. This time California might at some point do what NY does!

“And just like that” no more Airbnbs in NY unless somebody stays for 30 days or more, making it a regular rental, or the home owners lives onsite. We already have this in California in different places like Lake Tahoe but we don’t have it state wide. If you are currently looking to buy an investment property for Airbnb use or you currently own properties for Airbnb use it might be time to consider diversifying your investment portfolio. Tomorrow at 12 (Pacific) I’ll be hosting along with the help of Michelle Delgado Dodd a Zoom class on seller carry deals. These are also known as seller financing or seller carry back loans.

This is how you can create a win-win situation between a buyer and seller. It makes it possible to buy zero down for the buyer with a lower than generally available interest rate. For the seller it can mean a higher sales price, 100% truly passive income, and tax advantages. I hope to seller carry some of our properties one day. I’ll be the first to say I’d love no more calls about leaking toilets! 🚽🧻

Hey everybody. 👋 I’m getting my business page up and running finally. ⏰ First let me say thank you for your support and my goal is to give to you more than I take. I will be starting to make videos in 2023 for a variety of topics to help all of you. See description below.

If you are an existing real estate agent I will talk about how to work with more investor clients. If you are considering buying your first investment property the tips I share about my own journey will provide education for you on how to do it in a way that doesn’t become a regret. If you are considering getting your real estate license I’m going to talk about why I think having your real estate license can help you become a successful investor and business owner. If you are a tenant I will talk about landlord & tenant resolution ideas for tricky situations. I’d also love to get you on a plan to transition to home ownership. I have helped two of my tenants to date become home owners and I have more I’m currently working with to accomplish this.

I have 12 years of being absolutely obsessed with real estate. I live, breath, love every aspect of it. It is a healthy addiction I could never quit and I feel blessed to have work that makes me happy. I’m ready to share all my knowledge with you for free.

Tip of the day- Don’t ever ever do a co-signer unless you are really really struggling to find a tenant. If you are helping a client buy an investment property are any of the current tenants not the actual tenant because the lease is under a co-signer? Red flag 🚩. The Co-signer always disappears and then the owner is left with the person who couldn’t qualify for the unit themselves.
