Recent Refi’s Reduced Interest Rates by Record Amount

On January 2, 2013, President Obama extended “Mortgage Debt Relief Act,” through December 2013! This means that homeowners won’t have to pay income taxes on the mortgage debt forgiven in short sales, foreclosures, or on principal reductions in 2013. The amount of forgiven debt is the difference between the amount a homeowner owes on his/her mortgage and the amount the mortgage company receives after a foreclosure or short sale. Without this provision of law, those who lost their homes in foreclosures or short sales would not only lose their homes, but also potentially face a large income tax responsibility.
The American Taxpayer Relief Act also extended the allowance for a Schedule A deduction from taxes for qualifying buyers who pay Mortgage Insurance Premiums as a condition of securing a mortgage.

CALIFORNIA HOMES BOUGHT WITH CASH SETS A RECORD!

Data Quick, a real estate news source reported on February 6, 2013, that a record number of California homes are being purchased with cash. In Alameda County 4,986 homes were purchased with no mortgage financing in 2012, compared with 4,241 from 2011. That is a 17.6% increase. Cash purchases are now running at more than double the average rate of 15.6 percent. Some buyers in the mid- to high-priced markets used cash either because they couldn't qualify for a loan or wanted to improve their chances of prevailing in bidding situations.
