As more home buyers delay purchases due to high prices and mortgage rates, some sellers responded with reduced asking prices in June. Despite this, the median sale price reached a record, with high mortgage rates affecting both supply and demand, though there are signs of a gradual market rebalancing as inventory levels improve and home price growth slows, providing more choices and potential affordability for buyers

Prospects for lower mortgage rates grow as inflation continues to ease.

In a June 24 forecast, MBA economists said they expect rates on 30-year fixed-rate loans to drop to 6.6 percent during the fourth quarter of 2024, and to an average of 6.0 percent during Q4 2025.

Fannie Mae economists said on June 10 that they envision 30-year fixed-rate loans will drop to 6.7 percent during Q4 2024, and to 6.3 percent by the end of next year.

The S&P 500 and Nasdaq rose yesterday to fresh highs. Tomorrow’s a big day for US markets with May’s consumer-inflation report due and the Fed’s interest-rate decision. Traders expect the central bank will keep rates steady after last week’s hot jobs report.

The unemployment report for this month has just been released, and it shows a significant increase in nonfarm payrolls and rising hourly earnings. As the Federal Reserve is looking for signs of a slowing economy, this effectively rules out a rate cut for July.

I wanted to share our latest closing for a wonderful client from Southern California.
Our client inherited the home from family several years ago and rented it for a few years.
When the tenants vacated, she called us and we prepped the home for sale and had an accepted offer in a few days, however, the buyer elected not to perform.
