Late spring/early summer is when a lot of HOA boards feel the real burden of “keeping everything moving.” It’s not just work, it’s continuity: vendor contacts in someone else's phone, decisions revisited each meeting, residents unsure how to make requests, and the board becoming the help desk.

Strong HOA management reduces that volunteer burden with consistent communication, organized request handling, reliable vendor coordination, and records that persist when members rotate.

If your Catonsville-area community is considering a change, we’re happy to consult with your board and outline a straightforward transition plan. Learn more at https://buff.ly/3ICR6nJ

As the May showers come, flooding becomes the primary property risk—when a constant rain hits an already saturated ground. A few checks to save a lot of headaches:

Test your sump pump
Confirm the discharge line is clear and draining away from the foundation
Check the backup battery if you have one
Assess for new dampness or staining in basements and utility spaces.

If you’d like help prioritizing what to address first, we’re happy to do a walkthrough and build a straightforward management plan—our Smart Monitoring might help prevent escalating problems.

Spring green-up in Catonsville is hard to beat! After a long winter, it’s when our neighborhoods feel alive again—yards filling in, trees budding, and people back out walking Frederick Road and the side streets.

It’s also the time when our favorite properties show their character, historic or new, revitalized and looking into the future.

Inside The Chapel: a beautifully preserved Hall & Labagh pipe organ—one of the historic details we’re honoring as the building is prepared for community and commercial use. As far as we know, the balcony organ is considered the oldest playing pipe organ in Baltimore.

Built by the New York firm Hall & Labagh, it was first installed at Brown Memorial Presbyterian Church in 1870 and moved in 1889 to what was then Paradise Presbyterian Church (600 Frederick Road). Aside from releathering the reservoir, the instrument has never had a full restoration and remains in remarkable condition.

In 2021, organ builder David Storey completed repairs to the pipes and action to ready it for a concert held on Sunday, December 5, 2021.
