• Title insurance & escrow fees
• Appraisal & inspection costs
• Recording & lender fees
• Prepaid taxes and insurance

💰 For Sellers:
Most sellers in Utah cover:
• The agent commissions (typically 5–6%) + it is negotiated.
• Title transfer fees
• Sometimes a buyer credit or concessions, depending on the deal

✨ Pro tip: In cash deals (especially for land or investment properties), closing costs can be much lower — mainly just title and recording fees!
