Updated interest rates. Higher than last time but lower than a year ago. Without any discount points or buy downs or grants, a mortgage payment on a $400,000 loan with a 30-year amortization:

6.48% (today) ~$2,523/mo

I recommend looking at the monthly debt obligation to determine when the right time to buy is for you.

How do you know what that number is? Look at your monthly income. I don't recommend your housing payment (mortgage or rent) to be more than 1/3 of your income.

If you find the right home, can comfortably afford the payment, and plan to stay for 5+ years, today's market conditions are reasonable to purchase.

Once that is done, find the loan program and the best lender that works best for you. I can help you find someone if you're stuck.

Stats for May 2026, our market has a 10.8% rise in active listings and a 13.7% jump in average sale price to $539K. Crazy!!! Last year at this time the average sales price was $474,000. Remembering back to 2007, the peak of the market before the crash, the average home sale was about $215,000.

- Median sale price climbed 15.2% year over year.
- Closings dropped 12.8%
- Pending listings rose 33.8%

Inventory rose (absorption rate at 6.08). Seems like a lot knowing that in January it was 4.6. Look at the graph closely. Last year at this time, we were where we are now (6 month). During the summer we have an influx of listings and in the winter we have a decrease in listings.

In April 2026, Cedar City saw a 12.7% rise in active listings and a 12.4% increase in new listings. Average sale price rose to $510,225 (up 1.2% YOY), while median sale price dipped 1.5% to $442,500. Days on market lengthened to 76. Sales volume dropped 15.3% from last year, despite increased inventory and pricing stability. Overall, the market remains stable.
