In August 2026, Iron County’s housing market appeared to be leveling off after several months of increasing inventory and cautious buyer behavior. Sales activity dipped, pricing stayed relatively flat, and days on market edged upward—indicators that buyers are taking their time while sellers continue to list at a steady pace. The result is a market that’s cooling gradually, not collapsing, and maintaining overall stability despite less urgency on both sides.

A common question I get is whether our local market is seasonal. Is it better to sell in the summer or winter? Do timing and temperature really affect sales? After reviewing last year’s stats and comparing them to this year’s, I was surprised by how closely the seasonal patterns align—even if the numbers themselves differ. The image attached shows a consistent trend: summer months tend to bring more listings and more sales, which also means more competition. So yes—timing does matter, and it’s something to keep in mind whether you’re buying or selling.

A Cedar City address doesn’t always mean a property is actually located within Cedar City limits. 🏡

Mailing addresses are used by the postal service to deliver mail, but they don’t necessarily tell you which city or jurisdiction governs a property. Some homes and parcels with a Cedar City mailing address are actually located in unincorporated Iron County.

Why does that matter?

The jurisdiction a property falls within can affect things like zoning and land-use regulations, building requirements, available utilities and services, permitting, and other property-specific considerations.

This can be especially important when purchasing land, rural property, or a home near the boundaries of Cedar City.

Before buying, don’t rely on the mailing address alone. Ask questions, verify the property’s jurisdiction, and make sure you understand the requirements and services that apply to that specific property.

July 2026 numbers are here. In short, the market is steady and similar to last month. One of the main adjustments worth noting is that the absorption rate declined slightly, continuing a gradual cooling from its summer peak. Interest rates are up again to 6.66%.

We have this summer/winter thing going on, so when comparing year over year (YoY), we also have to factor in seasonality and not get hung up on the natural 6-month winter/summer swing our market tends to follow.

Same thing with the average and medial listing prices. Both are down from last month.

Our absorption rate is 6.36 months, a big shift from January's tight 4.6 months, and slightly down from last month's roughly 6.65 months — a sign the market is easing gradually rather than swinging dramatically in either direction.

Homes are still selling fast on average, with days on market down 8.57% YoY to 64 days. But that number doesn't tell the whole story. It really depends on the home. A client of mine recently got outbid on a property after the seller received three offers in just a few days. On the other hand, I have other clients whose homes have been sitting with very little attention. Pricing, condition, and location matter more than ever in determining which category a listing falls into. On average, sellers are still getting 95.8% of their asking price.

Bottom line: Sellers should price smart and stay realistic about condition and location. Buyers have a bit more room to negotiate than they did earlier this year, but competitive properties are still moving fast.
