Home Valuations...Are zestimates accurate?
If you're curious what your home is worth, many people start by checking their Zillow Zestimate.
What many homeowners don't realize is that Utah is a non-disclosure state, meaning home sale prices are generally not publicly available online. Because Zillow doesn't have access to all of the actual sales data, its estimates can sometimes miss the mark.
For example, I recently sold a home at 721 S Westview Dr. in Cedar City. The property needed significant repairs and sits on a busy road. If you look it up online today, you'll see it shows as "off market," but you won't see what it actually sold for.
Zillow does its best using available data, algorithms, listing information, tax records, and other public sources, but it can't always account for a home's condition, upgrades, location, views, deferred maintenance, or unique features.
