Is Cedar City’s hospital really just a small rural hospital? 👀

This is an important distinction if you’re considering moving to Cedar City, especially if healthcare is one of your biggest concerns.

Cedar City Hospital is part of Intermountain Health and offers much more than basic medical care. There’s a 24-hour emergency room, surgery, imaging, women’s healthcare, cancer care, cardiology, rehabilitation, and more.

The hospital has also continued expanding, including increasing the emergency rooms to 22 and adding new PET CT and medical imaging technology.

That doesn’t mean every medical need can be handled locally. Some situations will still require a referral or transfer to a larger hospital.

But for most people considering a move, the big takeaway is simple: Cedar City has a regional hospital with significantly more medical capability than you might expect from a smaller community.

What does retirement look like to you?

Cedar City isn’t a traditional retirement destination filled with large 55+ communities. It’s a smaller, mixed-age community where retirees live alongside families, college students and longtime locals.

For many people, that’s part of the appeal. You can have cooler summers, four seasons, nearby outdoor recreation and a quieter home base without feeling completely isolated. There’s a hospital, shopping, restaurants and everyday services, with St. George less than an hour away.

But retiring here may mean looking beyond the 55+ label and focusing on what you actually need in a home: single-level living, less maintenance, access to healthcare and a location that will continue to work for you in the years ahead.

This week’s housing numbers are telling two very different stories in Southern Utah. 👀

Cedar City’s median sales price is up nearly 15% from this time last year, even as closed sales have slowed. St. George, on the other hand, saw a slight drop in median price with sales holding a little steadier.

Both markets are sitting above 5 months of inventory, which means buyers have more options and sellers are facing more competition than we’ve seen in recent years.

When you’re buying a home in Cedar City, don’t just look at the house.

Think about how you actually want to live in it.

Do you want mature landscaping? A bigger lot? RV parking? Will you need a fence right away?

And even if two homes have the same square footage, bedrooms, bathrooms, and lot size, they can feel completely different depending on where they are.

The house matters.

But so does the lifestyle that comes with it.

No HOA? You might still have rules. 👀

This is one of those things that catches buyers off guard when they’re looking at homes in Cedar City.

You can find a neighborhood with no HOA, but that doesn’t necessarily mean there aren’t restrictions attached to the property.

A lot of Cedar City subdivisions have CC&Rs but no HOA. I actually live in one.

So when you’re buying, don’t just ask, “Does this have an HOA?” Make sure you understand the CC&Rs, too.

It’s one of those little Cedar City quirks that’s much better to understand before you buy than after.

Buying new construction in Cedar City? The home itself is only part of the decision. 🏡

Cedar City is growing, and some of the areas that feel wide open today may look very different a few years from now. When I’m helping buyers compare new construction, I want them looking beyond the finishes and floor plan.

What is planned around the neighborhood? How will you get in and out as the area develops? What are the CC&Rs? Who provides the utilities? What can be built nearby? And does the overall community actually fit the way you want to live?

These details can vary quite a bit from one Cedar City area or development to another, and they can have just as much impact on your experience in the home as the house itself.

A beautiful model home is easy to fall in love with. My job is to help you understand what you’re buying around it, too.

Southern Utah’s housing market continues to show why local data matters.

Cedar City is showing more resilience in pricing and sales activity, while St. George is experiencing more price adjustment and softer sales activity. At the same time, both markets are giving buyers more choices and more negotiating room than they had in a tighter market.

For sellers, this means pricing and presentation matter. For buyers, it means there may be opportunities, but more inventory doesn’t automatically mean lower prices.

Two nearby markets. Two different stories. Knowing what’s happening locally can make a big difference in how you approach your next move.
