This week’s market update shows two very different stories.

📍 Cedar City saw more homes sell and prices continue to trend upward, even with inventory remaining elevated. Buyers have more choices than they did a year ago, but well-priced homes are still finding buyers.

📍 St. George continues to offer buyers more negotiating power, with prices and sales both down compared to last year. Inventory remains healthy, creating opportunities for those who have been waiting on the sidelines.

Overall, we’re seeing a more balanced market across Southern Utah—less frenzy, more options, and better opportunities for both buyers and sellers who have the right strategy.

Cedar City works for outdoor living.

This one stands out once you experience it. The proximity to everything.

Within an hour, there are completely different environments to step into. Slot canyons, ski runs, ATV trails, mountain biking spots, quiet lakes close enough for a quick reset.

What I have seen is that this kind of access shapes how people spend their time. It creates space to get outside without needing to plan your whole day around it.

Two pieces of land can feel so different.

This comes up a lot when looking at land in southern Utah. Two properties show up, one with more acres at a lower price, and another smaller one priced much higher.

What is actually happening is that the price is reflecting what has already been done to the land. Some parcels are still raw, with no utilities brought to the lot. Others have already been developed, with infrastructure in place and ready for a build.
