Homes coming back on the market isn’t always a sign that something is “wrong” with the house. A lot of the time, it comes down to buyers getting into a contract before they fully understand what comes next.

My advice to buyers: do your homework before you write the offer.

Know what your estimated monthly payment will be, not just the purchase price. Ask what you’ll realistically need for closing costs and cash to close. Understand what an inspection report can look like and remember that even a long report doesn’t automatically mean a home is a bad purchase. And most importantly, make sure you’re comfortable with the payment and the decision before emotions take over.

Buying a home can already feel overwhelming. The right lender + the right Realtor should be educating you along the way so there are fewer surprises after you’re under contract.
