90° in September is not what I was looking for but I guess that’s Iowa. Something else I don’t really want to see is neutrals and grounds on the same bar in a sub panel. This can allow electrical current to flow through the ground during normal operation. Grounds and neutrals should be on separate bars in all sub panels. This should be fixed by a qualified electrical contractor.

I have mentioned multiple times about cleaning your gutters. I usually was thinking tree debris but in this situation it was TP. Whether it’s leaves or toilet paper, make sure the water can run through your gutters. Also, if your faucet is not properly secured to your house you could have some serious water issues inside! Make sure it is secure… go, look now!

Some things are for my safety, like this The Pitch Hopper® I’m not saying it makes the roof completely safe but I can move around a lot easier. Other items are for your safety, like identifying foundation issues. While foundations can be repaired, it’s important to be informed so you can be prepared to handle the situation. Side note: spray foam does NOT fix a failing foundation.

Floor joists and beams are there for a reason. They are installed and designed to hold up a floor, wall, roof… the house. If you cut or remove the joists or beams you can be asking for trouble. While these problems are present at house viewings and when you are walking around they are usually missed by buyers, not because they don’t know what to look for but because they aren’t looking for this. Buyers are looking to see if they like the house and could see themselves in the house. Hire an inspector to find all these items for you!

Some items are easy to see or identify. Obviously there was some movement in this house and decisions were made. Other items take a little more work to find. K**b and tube wiring can pose some major problems especially if disturbed. Make sure you schedule an inspection so all the items are brought to your attention.

Safety and security should be top priorities when making decisions. Both the dowel and the door stop can help with security and you could argue are vital for safety of keeping a child from going on a 2 story deck… however in a situation where you or someone else need to leave quickly these are not good options. Especially if you have someone at your home that might not know of these devices. It should not take multiple steps to open a door especially when it involves bending over and reaching the top of the door. Consider options that are easier to access and don’t require much time to operate.

Really warm one out there today (don’t mind the sweat and debris on my head). With all the damaging weather we have had recently there are a lot of new roofs being put on. Sometimes a step can be missed or not done quite right. Make sure you are getting a quality product and quality work.

Maintenance tips here. Your furnace filter needs to be changed on a regular basis. Many factors play into how soon you should replace it. A dirty filter can prevent your furnace and air handler from operating properly. Next one is to make sure you change your smoke detectors every 10 years, also a wired smoke detector works best if plugged in. (This one wasn’t)
