This was not an easy roof to get on and not an easy attic to access. But getting to both locations was worth it as I was able to find some interesting items. Cracked rafters in the attic or bricks that have signs of moisture problems are not things I would like to miss.
Also, not all gutter protectors or covers are the same. These screens were covered with debris and can prevent proper operation. They still need to be checked and cleaned, it’s not an install and forget situation.

In an electrical panel there can be a lot of things that are wrong or can lead to problems. Sometimes it’s something as simple as having the wires in the wrong place. These wires were tucked behind the panel edge so every time the fastener is installed it can damage the insulation around the wire. Not good! (I might know from experience 🤷) Also, this is why using the correct screw type is important. A pointed screw would go right through the insulation and cause some issues.

That being said flipping is not necessarily bad. Sometimes professionals are used and things are done correctly but often times we think of flipping as someone who does all the work themselves and none of it professionally. Usually resulting in outcomes that are less than ideal.

The year was 1990, “Nothing Compares 2 U” was a hit single and this furnace was built. Pretty amazing that it was still working considering the filter was completely blocking any air flow.
Even if your furnace isn’t 36 yrs old it needs proper air flow. Change your filters!
Bonus- the AC unit was the same age and still working!

Joist hangers are supposed to support the joist, unless this is some new Bluetooth joist hanger I haven’t heard of yet then I would say we need some work here. Also, I know that the window well covers can pop up in the wind but putting heavy objects on the cover does not allow for easy egress. Use some clips or Velcro so a child could push the cover up and don’t forget the ladder.

Some missing insulation (red dot) in the attic has allowed for some staining in the wall. A fairly simple fix but can cause energy loss and some dark areas in the drywall.
And a bad caulking job doesn’t just look bad it also can allow liquid to be trapped in the area. Take your time to apply it correctly or have a professional do it for you.
