One of the great things about home inspecting is meeting new people. However getting to reconnect with one of my former athletes might be even better. It was great catching up and hearing about the great things he and his wife are up to and now the chance to make this nice house their home!
As far as metal roofs go they are nice and usually require less maintenance than asphalt shingles. But they still need to be installed correctly to make sure water can’t find a way in. These “boots” can prevent water from damaging the roofing system but can also pose a problem if installed incorrectly.

Now is a great time to make sure your gutters are clean. All those leaves can cause major problems especially if you allow them to stay in there when the snow starts flying! Clean those gutters and while you are at it you might as well make sure your AC is ready to go next Summer. Also, if you used one of these phones growing up then you are more than likely a great person. If you still have one that works you are amazing!

Beautiful day for an inspection. Also a great day to see some interesting and new items during an inspection. I don’t think I’ve ever seen a hook blade stuck in a post in an area kids are walking around not have I ever seen a “grease trap” in a residential house. What I love about this job is finding new things and learning something every time. I’m also enjoying my new attic traversing light setup. 3 lights is nice, maybe bedtime I’ll try 4!

Let’s talk preventative maintenance. Taking some time to add soil around the foundation so water flows away may cost some money but I know it save a lot more in the future. Foundation leaks and movement cost a lot to fix. Nail pops through shingles can let water in. Making the repairs before leaks will save money too. Now is the time to make sure your AC unit is cleaned any ready for next season. We may be done using them or getting close for the season but we can take the steps of preventative maintenance now to save money and time later.

As my friend always says “Details Matter”. A slight slope back to the house might not seem like a big issue but it can lead to some major water damage. Luckily this one will be a somewhat easy fix but the actual repair should have been made years ago. In this case, adding more caulking was not the right answer.

90° in September is not what I was looking for but I guess that’s Iowa. Something else I don’t really want to see is neutrals and grounds on the same bar in a sub panel. This can allow electrical current to flow through the ground during normal operation. Grounds and neutrals should be on separate bars in all sub panels. This should be fixed by a qualified electrical contractor.

I have mentioned multiple times about cleaning your gutters. I usually was thinking tree debris but in this situation it was TP. Whether it’s leaves or toilet paper, make sure the water can run through your gutters. Also, if your faucet is not properly secured to your house you could have some serious water issues inside! Make sure it is secure… go, look now!

Some things are for my safety, like this The Pitch Hopper® I’m not saying it makes the roof completely safe but I can move around a lot easier. Other items are for your safety, like identifying foundation issues. While foundations can be repaired, it’s important to be informed so you can be prepared to handle the situation. Side note: spray foam does NOT fix a failing foundation.

Floor joists and beams are there for a reason. They are installed and designed to hold up a floor, wall, roof… the house. If you cut or remove the joists or beams you can be asking for trouble. While these problems are present at house viewings and when you are walking around they are usually missed by buyers, not because they don’t know what to look for but because they aren’t looking for this. Buyers are looking to see if they like the house and could see themselves in the house. Hire an inspector to find all these items for you!
