Summer is for rest, travel, and long weekends away — but before you lock up and head out, your home deserves a little attention first. A few things worth checking before any extended time away:
✓ Set your thermostat — don't turn the AC off completely, just up. Extreme heat and humidity can damage floors, furniture, and more.
✓ Check for any slow leaks under sinks and around appliances before you go.
✓ Put interior lights on a timer so your home doesn't look vacant.
✓ Trim back any overgrown landscaping — an overgrown yard is a dead giveaway nobody's home.
✓ Make sure your gutters are clear before summer storms hit.

A lot of first time buyers are surprised to learn that their monthly mortgage payment includes more than just principal and interest. Property taxes are typically collected monthly by your lender and held in an escrow account — then paid on your behalf when they're due. Which means if your property taxes go up, your monthly payment goes up too. It's one of those details that doesn't always come up until it does — and by then it can feel like a surprise you weren't prepared for. Understanding the full picture of what your monthly payment actually includes is one of the most important things you can do before you buy. Ask your lender. Ask your agent. Know your numbers before you close.

Summer is one of the best times to sell — but it comes with its own set of traps. Here are three things to avoid if you're listing this summer:

☀️ Overpricing because the market feels hot. A hot market doesn't mean buyers will pay anything. Price it right from the start — a home that sits too long loses momentum fast.

⛱️ Neglecting your outdoor spaces. In summer, buyers are paying close attention to the yard, the landscaping, and the curb appeal. This is not the season to let the exterior slide.

🏝️ Being inflexible with showings. Summer schedules are busy for everyone. The more accessible your home is, the more buyers will see it — and the faster it will sell.

Small things make a big difference. The right preparation now leads to the right outcome later.

The things worth having rarely come easy — and the moment you get there, you won't remember how hard the middle was. You'll just be glad you didn't quit. 🤍

It's one of the most stressful moments in the home buying or selling process — and it happens more than people expect. The appraisal comes in lower than the agreed upon purchase price, and suddenly everyone is wondering what happens next.

Here's the thing — a low appraisal doesn't automatically mean the deal is dead. You actually have a few options.

The seller can lower the price. If they want the deal to close, meeting the appraised value is the most straightforward path forward.

The buyer can make up the difference. If you love the home and have the cash, you can pay the gap between the appraised value and the purchase price out of pocket.

You can negotiate somewhere in the middle. Split the difference, renegotiate terms, or find a creative solution that works for both sides.

You can challenge the appraisal. If there's strong evidence the appraiser missed something — recent comparable sales, unique features, errors in the report — your agent can request a reconsideration of value.

A low appraisal is a speed bump, not a dead end. The right agent knows exactly how to navigate it — and will have a plan before you even need one.

One underrated thing about Cedar Falls honestly has nothing to do with real estate itself.

It’s how manageable daily life feels.

You don’t realize how exhausting constant traffic, long commutes, crowded parking lots, and being 35 minutes from everything can be until… you’re not dealing with it anymore.

Here, most things are 10-15 minutes away.

Work.
Trails.
Coffee.
Schools.
Groceries.
Dinner plans.

And over time, I think people start valuing that more than they expected they would.

Especially families.

I think a lot of people moving here aren’t necessarily chasing “excitement.”

They’re chasing breathing room.
