Fall can get really interesting if you are shopping for an investment property.
By September and October, there can be listings that have been sitting for a while, sellers whose plans have changed and properties that other buyers have already scrolled past a hundred times.

And that is exactly where an investor should start paying attention.
Not because every stale listing is suddenly a deal. It is because time on market, seller motivation and less buyer activity can create room for a different conversation.

Then it comes down to the numbers.
What could it rent for? What needs to be done to it? What are the carrying costs? And does the property still make sense at the price you can actually negotiate?

Because “it seems like a good deal” and “the numbers work” are two very different things.

Almost every buyer I talk to leads with the interest rate. It makes sense. It is the number in every headline, and it is the one that feels most out of your hands.
But the interest rate is only one part of what your monthly payment and your total cost actually come from. The other parts are negotiable, and almost nobody spends any energy on them.

Pre-qualified is an estimate based on what you told a lender. Pre-approved means they actually verified it. When two offers land on the same home, the one backed by a real approval looks like a sure thing. The other one looks like a maybe.

Sellers do not choose maybes when they have a sure thing in hand.
