Here are 5 reasons buying a home in the Austin market is a good time to buy.

1. Pricing has corrected from the 2022 high! Home prices are down from the chaos of those couple of years making it a great time to buy for new buyers.
2. Buyers market. Although home prices corrected many homeowners from 2022 still experienced an increase. Even with home prices correcting many homeowners have substantial equity. Which means sellers can offer buyers support with closing costs, incentives or even reducing the price to make a deal.
3. Increased inventory. Inventory has increased in the past year as sellers have had to make life moves. Many are getting comfortable with the rates dropping and deciding to put homes on the market again.
4. Builder Incentives. Builders are primed to negotiate and offer the best incentives to sell homes. Without competition from buyers you can make a deal for interest rate buy down, closing costs.
5. Less competition. There is still less competition in the market, unlike previous years where there are more buyers than sellers. This means buyers are not rushed to make decisions and more negotiating power for buyers.

****KNOW THIS****

When I moved to Texas I had no idea the cost of property taxes. I got a great deal on the home but ended up with almost 3% property tax!

Two years later, I purchased a larger home on a full acre with 1.79% taxes and my payment went up $100.

My biggest learn point was buying homes on acreage is about the same as a larger home in a master planned community. The taxes help to balance the overall mortgage.

This is what you will need for a 3.5% down payment on an FHA loan. Not 20% which is a HUGE misconception I often hear still from buyers.

If you have the down payment available, you can secure the lowest interest rate with FHA.

BUT…the down payment should not stop you from buying a home. There are down payment assistance programs, Zero down programs, grants and more. AND NO, not all of them are income driven.

Some of the down payment assistance grants are given at a 0% interest rate and only repayable at the end of the loan. That’s right 30 years later you will pay back.

Remember, these programs are offered during a buyers market. IF the market moves into a sellers market, these programs are less accessible because they’re not as necessary to get buyers to buy homes.
