Only the cutest little town!
Bertram sits about 14 minutes outside of Liberty Hill and is host to the Bertram Flyer a train ride that stops in Bertram for a fun afternoon for dining and shopping!

First must try is The Standard at Vaughn! Great upscale dining set in a saloon vibe.

My next must go to (closed on Sunday) is The Gathering Ground. My go to work office ☕️ and meeting spot for networking! Must try the Chai Latte and a their FRENCH PRESS!!! 🙌🏻

Bertram is home to several new home build communities including CastleRock which is building homes in the TRUE mid $200’s!

No more excuses! Let’s go visit Bertram!

This is a quick analysis and yes it’s important to take maintenance and vacancies into the equation. However, this market is not allowing for huge passive e income but using a property as a long term investment can be a strategy.

In this market finding the right property and analyzing the whole deal is important. Including tax strategy with a CPA to make sure you can make even a better ROI.

If you have a heart for serving others and would like to help locally Operation Liberty Hill is an amazing food pantry serving the community and a local thrift shop.

Reach out to come do some community service for a few hours a week. Whether you’d like to help sort, unload trucks or help on delivery days, you’d be surprised how much h**p is needed to run this operation.

If you’re short on time, consider donations of food, toiletries, or items that can be used at the thrift store.

Take my advice and get a good realtor to negotiate a deal for you!

A seller or a new home builder who is offering incentives is ready move a house.

How you use those concessions can make the difference in buying the right house, at the right price and with the best monthly payment.

Every .25% discount is going to cost about 1% of your purchase price. This can get hefty but between your lender and realtor options can be compared BEFORE making an offer!!!!
