I hear people say this all the time.

But here's the thing... there isn't just one market.

The market for a move-in ready home in Cedar Park is different than the market for a fixer-upper in Georgetown. The market for a luxury property is different than the market for a first-time homebuyer. Sometimes two homes on the same street can have completely different buyer demand.

One of the hardest parts of selling a home has nothing to do with showings, negotiations, or paperwork.

It's pricing.

Because the truth is, your home isn't just four walls and a roof. It's birthday parties, late-night kitchen conversations, projects you tackled yourself, and years of memories. Of course it's personal.

But buyers don't see your memories. They see today's market.

I've seen sellers pass on strong offers because the number didn't feel right, only to accept less a few weeks later after price reductions, extra mortgage payments, and the stress of sitting on the market longer than expected.

I've also seen sellers stay firm on a price long after buyers had stopped showing interest, hoping the right person would eventually come along.

The goal isn't to price your home based on what it means to you. The goal is to price it based on what will help you achieve the best outcome.

That's why honest conversations upfront matter.
