"The market is hot."
"The market has shifted."
"Let's see what the market does."
I hear people say this all the time.
But here's the thing... there isn't just one market.
The market for a move-in ready home in Cedar Park is different than the market for a fixer-upper in Georgetown. The market for a luxury property is different than the market for a first-time homebuyer. Sometimes two homes on the same street can have completely different buyer demand.
That's why I always encourage people to be careful about making real estate decisions based on headlines alone.
The news is talking about the national market.
What matters is your market.
Your neighborhood. Your price point. Your timeline. Your goals.
I've seen buyers sit on the sidelines waiting for the "perfect" market and miss opportunities. I've seen sellers assume their home will fly off the market because of something they heard on the news, only to discover their segment of the market was telling a different story.
The best decisions happen when you stop looking at the market as one giant thing and start looking at the data that actually applies to you.
If you're curious what the market looks like for your specific situation, send me a message with the word "MARKET" and let's take a look together.
