Buyers…the door is OPEN. 🚪

More than 1 in 4 Austin-area homes had a price reduction in August, and that’s before we even start talking about what can potentially be negotiated in an offer. Depending on the home and financing, that could mean opportunities around price, closing costs, repairs, rate buydowns and other terms.

And new construction? That’s where things get even more interesting. 👀 I’m seeing Central Texas builders offering below-market rates, thousands toward closing costs, price reductions, flex cash and even appliance packages. The opportunity isn’t necessarily waiting for rates to fall; it’s knowing where the deals are right now.

🏡 Two $400,000 homes — Two Different monthly payments

That’s something buyers don’t always realize when they start scrolling through homes online.

Your monthly housing payment isn’t based on purchase price alone. Depending on your financing and the property, it can also include things like:

Principal + Interest
Property Taxes
Homeowners Insurance
Mortgage Insurance (loan specific)

And here in Central Texas, property tax rates can vary from one community to the next.

📍 HOME A
$400,000 purchase price
1.6% property tax rate
= potentially lower monthly payment

📍 HOME B
$400,000 purchase price
2.6% property tax rate
= potentially higher monthly payment

Same $400K price tag. Two different monthly numbers.

Online mortgage calculators can be a great starting point for getting a rough idea, but when you’re ready to get serious, I can connect you with one of my trusted lenders who can break down the financing and give you numbers specific to your situation.

That’s also why I encourage buyers to think beyond “What price can I afford?”

A better question might be:

“What monthly payment am I comfortable with?”

🏈 Friday Night Lights are BACK in Central Texas!

One of the best signs that fall is getting closer? High school football is back under the lights.

Opening week kicks off for many of our local teams, and there are some great matchups to keep an eye on:

🏈 Westlake vs. Inglewood (CA) — The Chaparrals open the season with an interstate matchup against California’s Inglewood Sentinels.

🏈 Legacy Ranch vs. Manor New Tech — Another local opening-week matchup to watch as Legacy Ranch enters its first season of varsity football.

🏈 Cedar Park vs. A&M Consolidated — The Timberwolves get their season underway.

Friday nights around here are about more than football. It’s students, parents, marching bands, packed stands and communities showing up for their hometown teams — one of those traditions that makes living in Central Texas feel like home.

That’s the part of Central Texas living I love highlighting. When you’re choosing where to call home, you’re not just choosing a house — you’re choosing the parks, restaurants, schools, traditions and community that become part of your everyday life.

Monday reminder: you might be closer to buying a home than you think. 👈

I talk to plenty of people who assume they need perfect credit, a huge down payment, or everything figured out before they can even start looking.

Guess what? There are down payment assistance programs, zero-down options for qualified buyers, and even opportunities for builders or sellers to help with closing costs. There may be more options available than you realize.

Sometimes the first step is simply finding out where you stand, what you may qualify for, and what a comfortable monthly payment looks like for you.

So if you caught yourself pointing back at the screen… maybe it’s time. 😂

Seller contributions can be a powerful tool when buying a home, but how much can you actually ask for?

It depends on your loan.

Here’s a quick breakdown:

Conventional: Generally 3%–9% for a primary residence/second home depending on your down payment/LTV. With as little as 3% down, generally up to 3%.

FHA: Up to 6%

USDA: Up to 6%

VA: Up to 4% for certain seller concessions, but allowable closing costs and normal discount points may be paid in addition to that 4% limit.

These contributions can potentially help with eligible closing costs, prepaids, rate buydowns and more.

And remember: allowed doesn’t mean guaranteed. That’s where having the right strategy and negotiation comes in.
