Managing Your Wealth
If I have some multi-family units and have had them for a long time, I have some very serious paper profits. We have seen 4-plexes that have sold for $149,000 three years ago that now sell for $252,000. No, that’s not a misprint. The question is, how do I harvest my gain? If it was a stock like Apple, I could sell part of it this year and part next year and so on and spread out my tax burden. With apartments it’s not that simple. I can’t spread out gains unless I sell on contract. In the meantime, what if the market changes? Nothing goes up forever. Hold or sell, it’s a tough choice that many of our clients are pondering even now as we post this.

NEW ON MARKET
We just noticed a local apartment syndicator has put 3 of his complexes on the market for sale.

These properties range from $1,00,000 to $1,700,000 and range from 24-36 units
Found them on Loopnet but not showing on local MLS.

A FEW KEY POINTS
All are over $40,000 per unit asking price
2 of them have projected cap rates of 8.5% with expenseS in the 40% range
The third one is at a 7.02 cap rate with 51% expense rate.

We are guessing he is looking to take advantage of the strong market conditions for investment real estate.

Interesting article about Investing in secondary and Tertiary markets. Those would include markets the size of Cedar Rapids, Iowa City, Dubuque Waterloo etc.

The affordable and workforce housing shortage isn’t limited to primary markets.
