👰🏻‍♂️🤵🏻‍♀️Is marriage/divorce in your future?🙈🙅🏻‍♂️

💍As wedding season approaches, this has come up A LOT recently. MARRIAGE/DIVORCE CAN [AND WILL] EFFECT YOUR MOVE! (I have personally been part of 4 transactions this year alone involving this). 💍

❤️💒If you plan to get married soon, but also plan to move during the same window, we need to chat. Without full disclosure to all parties, this could cause delays. In Iowa, we have spousal rights that give both partners an automatic interest in any property acquired by either party. Therefore, in a purchase, this will cause potential impacts on the Title Opinion, Financing Approval, and so much more. In a sale, the other party will need to sign, too - even if they are not on the title or mortgage. Have open communication with your agent and your lender so we can get in front of any potential concerns.💃

🤝If you are going through a divorce, but also hope to move during the same window, we need to chat. With dower rights, if a divorce is not yet finalized - your soon to be “ex” will need to sign off on any prospective purchase. Also, with selling a home, both spouses will need to be in agreement and sign all documents for the sale to be effective. ✍🏼

😁All in all, please be open with your agent about any newlywed fun, and also any prospective divorce processes. It will keep things smooth all the way through. This isn’t my first rodeo in handling these scenarios, it just helps when I know what’s going on. 😁

🧘🏻‍♂️I am proud to announce I am officially an RYT-200! Looking forward to adding in a regular weekly teaching schedule to my itinerary. More info coming soon!! 🧘🏻‍♂️

🏔️Yoga training literally changed me and took my life to a new level. I whole-heartedly believe if everyone took a 200-Hour Yoga Teacher Training, the world would be a much better, happier place. I can’t wait to share this version of me with you all! 🏔️

⚡️For me, yoga is more than movement; it’s a lifestyle… a practice. I hope, through me, you can get a glimpse into the power it will give you - on and off the mat. ⚡️

👷🏼Real Estate is a hard job! 🏋🏻

📋To spare you from all the details, my hope is to convey the complexity of the transactions we Realtors are hired to navigate. It takes a skilled agent to keep things on the right track, minimize delays, keep all parties in agreement, follow regulations, manage the contracts, and represent your client fully. That’s just the tip of the iceberg. 🍦

🌪️After a string of unique circumstances, I actually wonder if the deals would’ve stayed together if I wasn’t involved. I wonder if another agent (or, more importantly, for sale by owners without agent representation altogether) would have been able to effectively have the tough conversations, would be willing to step in and navigate a scenario that’s, technically, “not their job,” or would be able to think outside the box to resolve things so everyone is on the same page and happy. 😁

💪🏼When you’re interviewing agents, I hope you are aware of those things, and I hope you interview me. Your situation may seem cut and dry, it may seem complicated - let me handle it for you. 💪🏼
