💍As wedding season approaches, this has come up A LOT recently. MARRIAGE/DIVORCE CAN [AND WILL] EFFECT YOUR MOVE! (I have personally been part of 4 transactions this year alone involving this). 💍
❤️💒If you plan to get married soon, but also plan to move during the same window, we need to chat. Without full disclosure to all parties, this could cause delays. In Iowa, we have spousal rights that give both partners an automatic interest in any property acquired by either party. Therefore, in a purchase, this will cause potential impacts on the Title Opinion, Financing Approval, and so much more. In a sale, the other party will need to sign, too - even if they are not on the title or mortgage. Have open communication with your agent and your lender so we can get in front of any potential concerns.💃
🤝If you are going through a divorce, but also hope to move during the same window, we need to chat. With dower rights, if a divorce is not yet finalized - your soon to be “ex” will need to sign off on any prospective purchase. Also, with selling a home, both spouses will need to be in agreement and sign all documents for the sale to be effective. ✍🏼
😁All in all, please be open with your agent about any newlywed fun, and also any prospective divorce processes. It will keep things smooth all the way through. This isn’t my first rodeo in handling these scenarios, it just helps when I know what’s going on. 😁
