This isn’t 07/08. There are some major differences. But, it’s also important to realize that we can’t talk about the “market” in general terms. Every sub market, school, or even street, is it’s own market. If 7 buyers want to buy on Oak Berry and there is 1 home for sale, it’s a strong sellers market on Oak Berry. But, if there are 10 homes for sale, it shifts quickly to a buyers market. But it doesn’t matter what’s happening 5 miles away. I have a ton of people asking me when the home prices will fall. The answer is they won’t. Even with the rising rates, prices will continue to slowly appreciate. Why? Because of supply and demand. The higher interest rates will certainly lower demand. BUT, not enough to drop it below the supply levels meaning, demand will still be higher than supply. Which means values will continue to rise. None of us can predict the future. But the fact is, this isn’t 2007/2008. The real estate market factors like equity are stable. And everyone who has bought a home in the last couple of years had to go through a more stringent approval process than ever before. This will insulate the housing market. Even with a downturn in the overall economy it’s unlikely we will see a high level of foreclosures etc. If you are nervous or have questions, that’s what I’m here for! 👊

This is one of the top questions I get. Simply put, the higher the rate the less home you can afford. The rate you get, changes the payment. The payment you can afford is based off debt to income. So, assuming your income is remaining the same, but the debt (mortgage payment) is increasing, your ratio is getting smaller. Bottom line, rates are likely to continue to increase every few weeks. If you’re considering buying, act now, or just know you will likely have keep lowering your price point. I am here to help!
