Understanding FHA Anti-Flip Rules 🏡🔍

FHA financing has specific guidelines for recently flipped properties. Here’s a simplified breakdown 👇

⏳ 0–90 Days
If the seller has owned the property for fewer than 90 days, FHA financing is not permitted 🚫

📅 91–180 Days
If the property is being resold within 91–180 days AND the new sales price is 100% or more above the seller’s acquisition cost, FHA guidelines DO require a second appraisal 📝🏠

Important detail ⚠️
The borrower cannot be charged for the cost of the second appraisal 💵❌

Another key point 📌
If the second appraisal comes in more than 5% lower than the first appraisal, the lower value must be used for lending purposes 📉
