Forbearance news: the Federal Housing Finance Agency (FHFA) has extended the Forbearance moratorium to July 31 from June 30th.

What this means to you is if you have a forbearance with your lender due to Covid-19, you have an extra month to make arrangements.

That said, for homeowners who need assistance…

There are multiple forbearance solutions laid out by federally backed mortgages (FNMA, FHLMC, FHA, VA and USDA). Many servicers have also developed their own programs to support private mortgages (not federally backed). While there is not a one size fits all approach, working with your mortgage servicer to determine your options is first place to start. Typically those on a forbearance plan will have the ability to fully reinstate (come up with funds to pay all delinquent amounts), or they will set you up on a repayment plan, to pay it over time, and another option could be a deferrment of the delinquent balance. In this case, the total amount due would be deferred to be collected upon full payoff of the loan or at loan maturity. In some cases, there may be proprietary programs that services can offer and depending on the solution, additional paperwork may be required. Many of these requirements are determined by the government agency as well as the state/municipality in which the home is located. Again, your servicer will be your best resource to assist you.
