Anna continues to report the lowest median list and sales prices among the areas analyzed, with a 1.3% decline in list price and a 10% year-over-year drop in sales price. In contrast, Celina experienced the most significant decrease in list price, falling by 13.9%. Prosper recorded the highest median list and sales prices at $878,000 and $855,000, respectively. Richardson stands out for sellers, achieving 98.1% of the list price—indicating that homes there are selling closer to asking prices compared to other markets. Regarding days on market, homes in Richardson are selling relatively quickly at an average of 19 days, although this is slower than the 11-day average seen last year.



On the other hand, Van Alstyne is seeing significantly longer selling times, with homes averaging 79 days on the market—35 days longer than in 2024. Market conditions in Celina and Prosper have shifted toward a buyer's market, with 7.5 and 6.3 months of housing supply, respectively—both exceeding the six-month threshold that typically indicates a balanced or buyer-favored market.



County-Level Overview



At the county level, Grayson County is reporting the lowest median list price at $330,000 and the lowest median sales price at $335,000. It also has the lowest sales-to-list price ratio at 94.4%, indicating that sellers in Grayson are receiving significantly less of their asking prices compared to those in Collin and Dallas Counties. In contrast, Collin County is leading in both list and sales price categories, reporting the highest overall pricing among the counties reviewed. Grayson County also has the fewest homes on the market, with 1,547 active listings, and the longest median days on market at 59 days. On the other end of the spectrum, Dallas County is reporting the most active listings at 8,204 homes and the shortest time on market, with a median of just 25 days.



In terms of inventory supply, Collin County reports the highest number of homes but remains in a buyer’s market with 5.1 months of inventory—just below the six-month threshold. Meanwhile, Grayson County has shifted into a seller’s market with a high inventory level of 7.9 months, suggesting rising buyer demand and limited supply.

Market Snapshot: Regional Trends in Pricing, Sales, and Inventory

In the latest market data, Anna continues to reflect the most significant declines, with list prices down 13% and sales prices falling 5% year-over-year. Melissa is also seeing a notable decrease, reporting the sharpest drop in list prices at 14.8%.

On a more positive note, Richardson has rebounded strongly, currently leading the region with the highest average list price at $975,000 and sales price at $832,000. Plano sellers are achieving the most favorable outcomes relative to their asking prices, with homes selling for 98.4% of the list price.

In terms of market pace, homes are generally taking longer to sell compared to last year—averaging 36 days on market (DOM) versus 25 days in April 2024. Richardson stands out for its speed, with homes selling in just 8 days on average. In contrast, Van Alstyne properties are taking the longest to move, averaging 56 days—30 days more than the same time last year.

Celina and Prosper have entered a buyer’s market, each reporting over 6 months of available inventory (6.6 and 6.3 months respectively), indicating increased choice and negotiating power for buyers.

County-Level Overview

At the county level, Grayson County reports the lowest average list price ($363,000) and sales price ($314,000), along with the lowest sale-to-list ratio at 94.3%. This suggests that sellers in Grayson are accepting significantly lower offers compared to their original asking prices, especially when contrasted with sellers in Collin and Dallas counties.

Collin County remains the strongest in pricing, leading both list and sales price categories. It also maintains a competitive seller’s market with just 3.4 months of inventory available.

Dallas County shows robust activity, with 7,782 homes currently on the market and a relatively fast median DOM of 24 days. Grayson County, on the other hand, has the fewest listings (1,476) and the longest selling time at 57 days. Despite this, Grayson holds the highest inventory levels at 6.4 months, further reinforcing its position as a buyer’s market.
