Closing costs can "quietly add thousands," but did you know they don't always have to come out of your pocket?

In the current market, we are seeing more and more Seller Concessions. This means we can often negotiate for the seller to cover a portion (or even all) of your closing costs or help buy down your interest rate.

If you don't ask, the answer is always no. Having a strategy in place before you make an offer is the difference between a drained bank account and a smart investment.

Locking in your mortgage rate feels like a finish line, but there are a few "hidden hurdles" that can trip you up at the last second. Before you sign that lock agreement, make sure you’ve checked these 5 things:

The Lock Duration: Is it long enough to cover your actual closing date? Delays happen—make sure you have a buffer.

Float-Down Options: Does your lender allow you to drop to a lower rate if the market improves before you close?

Credit Stability: Avoid any large purchases (like a new car or furniture) right before the lock—your debt-to-income ratio needs to stay exactly where it is.

Lock Fees: Is there a cost to lock, and is it credited back at closing? Know the "fine print" upfront.

The Paperwork Trail: Ensure all your documents are updated; an expired bank statement can stall the process and risk your lock period.
