Let's talk October's numbers for a sec! Okay, this is limited to Collin County but I have the numbers for every other county in north Texas so if you need to know, just holler. Or if you are interested in the numbers purely in Light Farms, I can do that, too.

Hey look.....over 1,000 properties were sold in October in Collin County. They are taking a little longer to sell (my guess is a lot of those were priced too high to begin with) and selling for less than list price but they are moving!

The housing market is on 🔥 right now.

Prices are surging, interest rates are super low, and demand is high. In Collin County alone, the average home sales price is up 28% since this same time last year. 😱

So the question is...How high will home prices go, and are we headed for a housing crash❓

While no one can predict with absolute certainty what will happen with the housing market, according to many economic experts, the current boom will likely be unusually long and strong. Several key factors contribute to this, but I'll sum it up by saying that it's a supply and demand issue. Home prices have dramatically increased because people want to buy, but there simply aren't enough homes on the market. 🏠 And while all housing markets are cyclical and eventually balance out, there is little evidence that the market will crash like it did 15 years ago and ignited a worldwide recession.

If you’re being honest, do you secretly regret buying the home you’re currently in? 🤔

I’ll go first. Yes. I 💯 talked my husband in to building less house than we probably needed/wanted because I fell in 😍 with the lot. 🤷🏻‍♀️

We didn’t want a 2 story anymore but while this lot is long and a corner lot 🙌🏼, it’s really narrow and could not fit the 1 story plans we REALLY wanted. 😩

We ended up with a beautiful home 🏡 and are obsessed with our backyard 🌳 but I’d give anything to have one more bedroom, a larger laundry room and MUCH bigger master bedroom closets. 😕

Don’t be surprised if you hear in the future about how those crazy🤪Frentz’s are adding a second floor addition 😎.

Let’s talk about private sales. There are reasons to sell a property “off market”...people do it all the time. I’ve even sold a few in the last year. No one likes a million people coming through their 🏡 or being inconvenienced by showings. Why would you choose this route?
