Everyone is waiting for the perfect market.

Sellers want prices up. Buyers want prices down. If you have to do both at the same time, you are stuck in the same market either way.
When the market softens, it is a fantastic time to buy. Deals abound. Builders get creative, price reductions show up, and you have room to negotiate. But you also have to sell in that same softer market.

When the market is hot, you get top dollar for your sale, sometimes in a weekend. But then you turn around and have to buy in that same competitive, high priced market.

The opposite is always true. That is the trade off.

Look at what is happening in Celina right now. Inventory is climbing. Active listings are up 18% from last quarter to 948 homes. Depending on the segment, homes are averaging 77 days on market over the last year, with some reports showing 166 days compared to 84 last year. Median pricing reflects that push and pull, with recent reports showing a median sale around $479,000 down about 11% year over year, while other trackers put the 12 month median at $644,460 up 2%, and May closings around $564,999. 

Translation: it is not a crash and it is not a frenzy. It is a market with choices.

That is why a one size fits all answer does not work. In areas like Light Farms, Mustang Lakes, Cambridge Crossing and The Parks at Wilson Creek, a new construction incentive might beat a resale price cut. For another family, selling first and negotiating a leaseback might protect their equity more than chasing a rate buydown.
