✔ Closed sales dipped in January
✔ BUT pending sales are UP (more homes going under contract)
✔ Showings more than DOUBLED from December
✔ Affordability improved 12.5% year-over-year
✔ Metro Denver remains a seller’s market (~2 months inventory)

Buyers are accepting that rates in the 5–6% range are the new normal — and they’re moving forward.

Sellers: the strategy changed, not the demand.
Price right + expect concessions = success.

🚫 Not the “Plug-ins”—UGH.
Go for neutral, clean scents (think actual clean, not cover it up vanilla).

2️⃣ Sheets & Bedding
Fresh. New. No fuzz balls. No weird smells.
White is best—it says “I’m clean” without saying a word.

3️⃣ Toilet Paper
Yes, this matters more than you think. 🧻
One-ply = one-star. Trust me. Spring for the soft stuff.

4️⃣ Real Mugs + Glassware
Paper cups? Nope.
Guests want to feel like they’re in a real home, not a gas station bathroom.

5️⃣ The Experience
Make it feel like a home… not their home.

🌸 Mother’s Day Week Market Update! 🌸
Cinco de Mayo & the Kentucky Derby didn’t slow things down — plenty of homes still going under contract!

But here’s the scoop:
🏡 New listings are outpacing buyers — inventory keeps climbing!
📉 Pending sales dipped a bit and are lower than this time last year.
📈 More homes = more choices for buyers, but it’s taking longer to sell.
👀 Showings dipped slightly but are still stronger than last year.
⏳ Homes are either selling fast (first 2 weekends) or sitting longer.
🔻 Price cuts? About 1 in 3 homes needed a reduction before selling.

🎓 Heads up: May brings distractions (graduations, Memorial Day), which usually cools buyer activity.
✨ Good news for buyers: More inventory = better negotiating power!
