Sometimes life forces the issue.

Not long ago (identifying details changed to protect privacy), I worked with a couple renting a home in Littleton while building a new life together. Out of nowhere, they got a call from their landlord: he was selling the house.

They asked if I knew a good appraiser. Instead, I offered to run a full market analysis—free and with no strings attached—so they could understand the home’s true value.

Turned out, the landlord was pricing the home $75K–$100K above where it should’ve been. And it showed its age.

They made a fair offer—on their terms, with my guidance—but it was declined.

That left them with just 45 days to find something new, get under contract, and close. No wiggle room. The pressure was building.

They’d already seen a few homes but circled back to two favorites—one in Ken Caryl, one in TrailMark—and asked me to walk through them again with them.

We took our time. At the second home, we ended up sitting in the primary bedroom—me on the floor because there weren’t enough chairs—just talking it through. The choice wasn’t easy.

They slept on it for two nights.

By Saturday, they had clarity: home number two.

We wrote a fair offer—below asking—backed by a strong lender letter from one of our trusted partners. They also included a personal letter to the sellers.

The listing agent, someone I’ve worked with before (real estate is a small world), said the sellers were moved. They had written a similar letter when they bought the home, and had truly loved living there.

A few small negotiations and 24 hours later, we were under contract. On time. On track. No interim housing. No chaos.

When I asked how they felt, they said:
“It’s a lot of money, but it feels like the best decision for us.”

I told them I appreciated and respected their honesty.

Helping people navigate transitions like this isn’t something I take lightly. It’s a sacred trust.
