And now someone is about to spend a few hours looking at EVERYTHING!

So what does a home inspection actually cover?

A typical home inspection evaluates the visible and accessible systems and components of the property — including the roof, exterior, structure, plumbing, electrical, heating and cooling systems, attic, insulation, interior, built-in appliances and more.

But here’s the part buyers sometimes misunderstand:

An inspection isn’t a pass/fail test.

And your inspector isn’t there to tell you whether you should buy the house.

They’re there to help you understand what you’re buying.

Every house has something. Yes, even the pretty one with the perfect kitchen and the countertops you’re already mentally decorating.

The important part is knowing what’s normal maintenance, what may need repair, what could be a safety concern, and what deserves further evaluation.

Knowledge = negotiating power AND fewer “wait…WHAT?!” moments after closing.

Once the drywall goes up… you can’t see what’s hiding behind it.

That’s why a pre-drywall inspection is one of the smartest times to have a new construction home inspected.

Picture this…

Your new home is finally taking shape. The framing is up. Plumbing is running through the walls. Electrical is being installed. HVAC is going in.

It’s exciting because you can FINALLY start seeing your house become a home.

But right now, your house is also completely exposed.

And that gives us an opportunity we won’t have once the drywall goes up.

During a pre-drywall inspection, I’m able to take a closer look at the home while the framing, plumbing, electrical, HVAC components and other areas are still visible.

I’m looking for things like:

• Framing and structural concerns

• Plumbing issues

• Electrical installation concerns

• HVAC installation issues

• Missing or improperly installed components

• Anything that may need attention before the walls are closed

“But Nick… it’s a brand-new house. Why would I need an inspection?”

Because new doesn’t automatically mean perfect.

There are multiple crews, contractors and trades working on a home throughout the building process. Things can get missed. Things can be installed incorrectly. And sometimes, catching something NOW can be a whole lot easier than discovering it after you’ve moved in.

The builder has their inspections.

You should have someone looking at the home for YOU!

How old is your radon mitigation system?

If your answer is, "I have no idea," you're not alone!

Most homeowners assume that once a radon mitigation system is installed, it will protect their home forever. Unfortunately, that's not how it works.

The fan on a mitigation system runs 24 hours a day, 365 days a year. Like any mechanical component, it eventually wears out. A failed fan can allow radon levels to rise without any obvious warning.
That's why it's recommended to test your home for radon every 3–5 years, even if a mitigation system is installed. It's the only way to verify the system is still doing its job.

For sellers, this is a great way to avoid surprises during negotiations and show buyers you've taken care of your home.

For buyers, don't assume a mitigation system means the problem has been solved. Verify it with testing so you know your family is protected.

Knowledge is one of the best investments you can make in a home!

Ever wonder what really goes into a home inspection? Here’s a behind-the-scenes look at a typical day in the field with Grizzly.

Early Start

The day starts early. Before most people finish their first cup of coffee, we’re already reviewing the property details, confirming access, and making sure our equipment is ready to go.

On Site & Getting to Work

Once we arrive, it’s go time. A full home inspection isn’t just a quick walkthrough — we’re methodically evaluating the home from top to bottom:
✔ Roof and exterior
✔ Attic, insulation, and ventilation
✔ Electrical systems
✔ Plumbing and water heater
✔ HVAC system
✔ Foundation and structure
✔ Appliances and more
If it’s ordered, we’re also setting radon monitors, collecting water samples, or running sewer scopes.
