• Run a base case and a slow case for carry, including interest, taxes, insurance, and extensions.
• Add room for another round of civil, legal, utility, or traffic work.
• Carry site work as a range until access, grading, and utility answers are clearer.
• Push the exit date and test value again. Later delivery can change rents, cap rates, and demand.

Would you still want the building if an investor would not pay your price?

Run the decision in this order: monthly buy cost versus lease cost, operating fit, future resale or future leasing, then hidden repair costs. If paying more gives you control but limits your options later, it is probably too high. In Denver small-bay deals, the strongest owner-occupied buys usually hold value because they still work for the next buyer or tenant.

Still comparing rent to a mortgage and calling that the answer?

For Denver business owners looking at industrial or flex space, the real test is total cash out, total monthly cost, build-out dollars, control of the space, and what the property is worth if your needs change. If SBA 504 is a fit, buying may enter the conversation sooner than expected. In this market, I usually see bad decisions when rent is the only number on the page.

• Prepayment penalty: if paying off the current loan triggers a large fee, that cost usually shows up in pricing.
• Defeasance: CMBS debt can make a sale far more expensive to exit than the rent roll suggests.
• Assumable debt: a below market loan that transfers can add real value and widen the buyer pool.

Start with the likely buyer, then compare each path by what you net after time on market, holding costs, leasing costs, and improvement costs. The highest asking price on paper is not always the best exit.

In multi-tenant deals, retrades often start in the lease file. Check whether CAM language matches actual recoveries, whether expirations cluster in one short window, and whether free rent, tenant improvement dollars, or renewal deals are fully documented.

- Size your space for today and the next few years, not just move-in day.
- Underwrite the extra space at real market rent, plus downtime, tenant improvement costs, leasing fees, and concessions.
- Stress test debt service if that space sits vacant longer than expected.
- Check the exit. If you move later, would another user or tenant want this location and layout?
