Median sold price hit $719,500. Homes are going under contract in 10 days. And sellers are still walking away with 99.8% of their asking price.

Sounds like business as usual, right?

But here's the thing — inventory is creeping up to 2.12 months. Still a seller's market, but it's quietly shifting. The market isn't crashing. It's just… slowly negotiating with itself.

Because honestly? The April numbers caught our attention too.
Prices softened. Homes sat a little longer. And yet - buyers in Johnstown were still paying over ask. 100.4% of asking price, to be exact.

That's NOT a hot market rumor. That's the data.
Even as things start to cool down just a little, well-priced homes here are still moving - and they're still pulling competition. So if you've been sitting back thinking sellers have lost their leverage… the market hasn't quite agreed with that yet.

The shift is happening. But it's not here yet.
