Turning 40 has me thinking about more than birthdays.

I’ve also spent nearly half my life working in real estate, growing a career, helping people through big life transitions and learning a lot along the way.

Some of what I believed when I started has changed completely.

Some things I believe even more strongly today.

And there are plenty of lessons I probably had to learn the long way.

I’m excited to share a little more of that as I step into this next decade.

I think we put way too much pressure on finding the forever home.

Sometimes the right house is simply the one that works beautifully for the next chapter.

Maybe it gives your family the extra bedroom you need now. Gets you into the neighborhood you want. Gives you a yard while your kids are little. Or makes your everyday life easier for the next five years.

You’re allowed to outgrow a good decision.

That doesn’t mean it was the wrong one.

I love a good Target, Pottery Barn, Magnolia or trending designer find as much as anyone.

But when every piece in a home comes from the same store, collection or design trend, it can start to feel a little too predictable.

The best spaces mix it up.

A Target lamp next to a piece you’ve had for years. A Pottery Barn sofa with a random side table you found somewhere else. Something trendy paired with something that just feels like you.

You don’t have to avoid the popular stuff just don’t let one brand design your entire house.

That mix is what makes a home feel personal instead of purchased all at once.

There’s something about a milestone birthday that makes me look at life a little differently.

Not necessarily because I suddenly have all the answers, but because Ive had enough life experience to know what feels right for me.

A little housing update from what I’m seeing right now:

Buyers are still out there, but they’re being more selective.

Homes that are priced well, show well and feel move-in ready are getting the most attention. Homes that miss the mark on price are sitting longer.

For sellers, strategy matters more than ever.

For buyers, a little more patience can actually work in your favor.

The market isn’t “good” or “bad” right now, it’s just requiring people to be a little more thoughtful.

I grew up in Colorado, so home has always meant more to me than just four walls.

Now that I’m raising my own kids here, I see it differently. It’s the neighborhood they’ll remember, the traditions we create, the everyday places that become part of their childhood.
