Lots of chatter in CO about the newest property valuations! Here are some main points, because I simply like facts.

1. Voters chose to repeal the Gallagher Amendment in 2020 which previously set more guidelines on how residential property was valued.https://www.cde.state.co.us/sites/default/files/documents/cdelib/librarydevelopment/publiclibraries/librarydistrictinformation/download/pdf/gallagheramendmentquestions.pdf

2. Property valuations were done in summer of 2022 (and they are done once every 2 years here), when homes were appraising for higher values due to market conditions.

The County takes this newly generated value and multiplies it by a mill levy rate to generate your property tax figure. The higher your value, the higher your taxes will be.

If you feel your home is grossly misvalued or want your County to reevaluate the appraiser's file, you can submit an appeal by June 8. I'm happy to help!

Please note that if your home was by chance undervalued this go around, they have the ability to adjust higher as well, of course.

For some framework on % success of appeals, this table was provided via Denver 9 News and is accredited as such on their website. For Adams County for example, of 5,741 appeals filed, 2,363 were adjusted, which is a 41% adjustment success rate.

Another home now enjoyed by new owners! The sellers call another beautiful state their home after 21 years of raising their little ones here.

This home sold at the highest price of its kind for the neighborhood - no past comparable sale was even close. AND IT APPRAISED at contract price despite 65+ showings and 9 offers ending well above asking price. The sellers worked SO SO hard to shine up an already brilliant gem - and I did my homework, showed up, and worked with the appraiser.
