When it comes to late rental payments, I always aim to protect your rights as a landlord while keeping things smooth with your tenants. Here are the steps I follow:

1. Grace Period: Rent is due on the 1st, but Colorado allows a 7-day grace period. On the 8th day, I post a demand.
2. Late Fees: Colorado law allows late fees, capped at $50 per month or 5% of the monthly rent, whichever is higher. These fees are typically shared between the landlord and me.
3. Notice to Quit: If rent is still unpaid by the 8th day, I post a demand notice, giving the tenant 10 days to pay or vacate.
4. Keep Communication Open: By the 6th day, if I haven’t received payment, I check in with the tenant. A quick conversation often helps resolve the issue before it escalates.

Keeping everything transparent and proactive is key to a smooth rental experience!
