Home prices don’t stay still, they move year after year.

📈 2021 average home price: $561,790
📈 2022 average home price: $623,623

Same market, just 12 months apart… and that’s a $61,000 swing.
That’s why the question isn’t “Should I buy now or later?”
It’s “How much could waiting cost me?”

Markets rise, dip, adjust, and recover, but long-term, real estate has historically trended upward. Buying when you're ready, not when the headlines are loudest... is what truly matters.

If you’re watching the market closely, planning, saving, or just thinking about it… Don’t wait until prices rise again to wish you had moved sooner.

Your best time might be now, and I’m here to help you figure that out. 🏡✨

The classic real estate marketing plan goes like this:

1. Take a few iPhone photos
2. Toss it on the MLS
3. Add a lockbox
4. Stick a sign in the yard
5. Pray. Hard 😂

Sure… that might’ve worked in 2020. But it’s not a marketing plan in 2025... it’s a wish.

Selling today requires strategy. Professional presentation. Tech that attracts real buyers, not just drive-bys. The goal isn’t to hope the house sells… It’s to position it so well that it can’t be ignored.

If you want more than good vibes, you want results. Today’s buyers expect better. And your home deserves better.

Pro tip: when your home is for sale, less is definitely more.

I love Christmas as much as anyone, but if buyers can’t see your living room between your 47 nutcrackers and dancing Santa… we’ve gone too far.

A little sparkle is great but let’s sell your home first, then deck the halls. 🏡✨

They bought their first home with us and then came back again for their second. That alone says a lot. 🏡💛

The biggest help the second time around? Staging with a new baby at home. Toys, bottles, nap times... life was happening, and keeping the house “show ready” felt overwhelming.

Lydia and her team guided them through what needed to be put away and what could stay. They reminded them that buyers aren’t expecting perfection, just possibility.

A lived-in home is still a valuable home. Sometimes the reassurance matters just as much as the real estate.

A lot of people think everything goes quiet once the holidays hit… but that’s actually when many buyers start shopping.
There’s something about that new year, new home energy... they’ve been planning, saving, and once Christmas is over, they’re ready to move.

And here’s the best part: the buyers who start looking right after Christmas are usually the most serious. They’re motivated, focused, and they tend to get into a home quickly.

So if you’re thinking about selling, don’t wait for spring. Your next buyer might already be scrolling through listings somewhere between leftovers and New Year’s Eve plans. 🎆📱

Ready when you are.

All I want for Christmas is fewer price reductions, quicker closings, and agents who actually read my emails. Maybe a little less glitter on my staging decor, too.

But truly... I’m grateful for every client who made this year feel magical.

Now… let’s sell one more before Santa gets here.

For years, we’ve heard the same thing: “It’s harder for Millennials and Gen Z to own a home.”

And honestly? There’s truth there. Housing prices are higher, competition is tougher, and many of us grew up feeling like homeownership was something far in the distance, maybe not even realistic.

But here’s the shift:
People are saving, building credit, learning about financing, and fighting for a future that didn’t always feel accessible. The path may look different than it did for previous generations, slower, more creative, sometimes more frustrating but it’s happening.

Homeownership isn’t one-size-fits-all anymore, and that’s okay. If you’re on the journey, whether you’re saving, shopping, or renovating, you’re not behind. You’re moving forward.

One step, one dollar, one decision at a time. 🏡✨

What’s the strangest thing a seller has ever asked to keep?

Earlier this year, we wrote an offer for a buyer; everything was smooth… until the listing agent called to say the sellers wanted to take 4 or 5 ceiling fans with them.

Fine, right? Except they said it was for sentimental value.

So my buyer does a quick search—Home Depot. $200 each. Sentimental suddenly started looking a lot like replaceable.

We told them, “Sure, take them. Just give us $1,000 for the replacements.” Not labor, not installation… just the fans.

They declined. So maybe not that sentimental after all. 😅

In the end, we negotiated that the fans stayed, and everyone moved forward happily. Buying and selling real estate always comes with surprises but that one still lives rent-free in my mind.

Everyone says the market is slow right now… but here’s the surprising truth: we’re seeing more buyer applications than at any point this year.

We know it feels backwards. Most people assume things quiet down during the holidays. But while some sellers are waiting for spring, the serious buyers aren’t waiting at all.
They're getting preapproved, browsing listings, and preparing to make moves.

And here’s why that matters:

📉 Inventory usually drops this time of year
📈 But active buyers are increasing
🔁 Less competition = more eyes on your listing

So if you’re thinking about waiting until spring to sell, just remember… that “slow” winter window might actually be your strongest moment to stand out.

Don’t wait for spring. Your buyers are already out there. 🏡✨
