Probate isn't a single event. It's a process — and in Colorado, it typically takes anywhere from 6 months to 2 years, depending on whether the estate is contested, how complex the assets are, and how quickly the court's docket is moving.

During that time, the home doesn't sit forgotten. There are real steps happening:
— The will is filed with the probate court
— An executor is formally appointed
— Creditors are notified and given time to make claims
— Assets are inventoried and appraised
— Only after all of that can the property legally transfer or sell

The question families ask most: "Can we sell before probate is done?"

In most cases — no. Not without court authorization. Selling a home that's still in the estate without proper authority can create serious legal and financial complications down the road.
